This lovely small holding is for sale, £295,500 ono with about 11 acres of land.
Idyllically situated in rural Mid Wales (UK), about 11 miles from the popular seaside and university town of Aberystwyth.
Shows part of layout of property.
Beautiful spacious living area with double glazed windows, an open fire, beams, exposed stone and built in shelves.
Dining and office area leads through to a separate office and the stairs to the upper floor. There's also shower room/WC and utility room downstairs.
A spacious kitchen with traditional units and a flagstone floor. Oil fired range. The upstairs landing has built in cupboards and space for large bookcase... |
The master bedroom has a super-King size bed in it and you could get another in without it looking too crowded - pretty spacious!
Bedroom two is a double or twin room, with a built in cupboard and exposed beam.
Bedroom three is a single room. There's a bathroom upstairs as well as a shower room down. |
A huge barn with a covered walkway at the side. To keep hay, straw, tractor and tools - or whatever else you want it for!
Plenty of land for animals and children of all ages!
A fishing lake at the bottom of the drive and ponds at the top of the property. A stream passes through from top to bottom. |
Beaches nearby include Aberystwyth (north and south beaches), Tanybwlch, Clarach, Borth, Ynyslas and Llanrhystud.
There's a big barn, stables and a tack room (with lights and water). Great for animals! We had horses, Welsh mountain sheep, geese and other pets.
It would make an ideal equestrian property, but would also suit those wanting to keep other pets or livestock and those interested in birdwatching and other wildlife.
I used to ride on the common, which you could get to without going on the road if you wanted. For a longer ride I'd go down into the Rheidol Valley (a local beauty spot), paddle in the river, take a picnic, ride into the woods or go all the way to Capel Bangor village. Other days I'd ride around around the many local lanes, depending on how much time I had. For schooling, jumping or just a quick ride I'd use the ménage or the fields at the property. The ménage now needs tidying up and re-surfacing as the old surface was removed to add drainage. Once this is done it could be a very useful training and riding area once again. The property is suitable for a hobby horse breeder. |
A lovely place for children. "A Little Bit of Country Life", as the song goes. There's streams and ponds on the land, with 2 species of newt (that we've seen), frogs and toads.
The bird life is absolutely superb, as is true for the entire region. The area truly is a bird-watchers paradise! The variety of birds is too big to list but includes red kites, buzzards, woodpeckers, nuthatches, jays, yellowhammers, wheatears and stonechats. There are whooper swans (and sometimes a Bewick) on the lake at the bottom of the drive in winter and I've seen goldcrests on the drive and crossbills nearby. |
There are over four hundred bird species in Wales, roughly three-quarters of those which occur in the UK as a whole. With preparation it’s locally possible to see 90 or more species in a few days!
Pantygarreg Llwyd is a nature lovers delight. There are orchids, mountain harebells, wild pansies, foxgloves and other wild flowers. I've seen badgers, foxes, hedgehogs, rabbits, owls, a slow-worm and a variety of other wildlife on the property or nearby. Hares live on the common and a baby hare once came to feed outside our window! |
From Aberystwyth: Take the A44 from Llanbadarn Fawr going approx East to Lovesgrove roundabout (go over), Capel Bangor, Goginan, Cwm Bryno and Bwlch Nant Yr Arian (go through all). Past Red Kit feeding centre and lakes on the left. Take right to Ystumtuen, past the electric sub station, over the cattle grid. Turn left, signed Ystumtuen. Go for about a mile. Over another cattle grid and by the lake on the right. There are two drive ways together on the left, opposite the causeway going over the lake. Pantygarreg Llwyd is up the second of these driveways - you can see the sign on the gate (see photo below).
Via Llangurig (e.g. from Midlands, Shrewsbury, Hereford): Take the A44 mountain road from Llangurig towards Aberystwyrth. Go through Ponterwyd. Take THIRD left turning to Ystumtuen, past the electric sub station, over the cattle grid.
If you take the second turning left to Ystumtuen instead of the third one don't panic! You'll go up a steep hill to the village. Go through the village, bear right and then turn right at the T junction. Follow up the hill, it bends left and Pantygarreg Llwyd is about half a mile on the right hand side - you'll see the lake on the left when you get there.
